If you’re in a tight older building in West Columbia, this matters. Newer I-20 East buildings are designed with bigger turning radiuses. You can actually operate.
Ask about neighbor operations too. Some neighboring bays are contractor shops with trucks coming and going all day. Some are storage only. If you’re in a tight parking situation, active neighbors make parking worse.

West Columbia and Cayce (oldest stock):

Newest space with premium infrastructure. Apron depths are 50 to 60 feet. Drive-in doors are standard. Some have dock-high with hydraulic levelers. Parking is abundant.
Loading situations: Premium setup designed for efficient operations.
What to do: Operations are excellent. You’re paying premium rent for it. Good if you want zero friction on loading operations.
Dock Plates and Equipment
If you’re considering dock-high, understand dock plates. A dock plate is a metal ramp that bridges the gap between truck bed and building floor. You pull the truck up, the dock plate extends, and you load.
Cost: $3,000 to $8,000 depending on size.
You also might want a hydraulic leveler that adjusts for different truck bed heights. Cost: $10,000 to $20,000.
These are landlord decisions usually. Ask if the building already has dock equipment. If you need to install it, budget for it and get landlord approval before you sign.
Special Cases
